FPS Issue

Hey folks!
I know its been a while and it might seem kinda ungrateful to come here asking for help... But its worth a shot.
I'm having some FPS issue on my jump map. Not big but FPS wobble between 115 and 125, sometimes it even reaches 105 and such. The jump map only has 3 jumps do far, 3 big jumps but only 3, it's smaller than a regular jump map.
I've everything detailed except for the caulked brushes I made around each jump...
How it looks like in Radiant (no filter activated):
When filtering detail brushes:
When in-game I use r_showtris I can see though that the entire map is being rendered (with the exception of the start room because it is divided by a portal)
Shouldn't it be only rendering the structural surrounding brushes?
How can I fix this FPS issue?
I was trying to avoid manual hinting as I don't quite know how to make it properly yet.
Besides, a jump map shouldn't need hinting as long as you have z-shaped corridors between jumps to block visibility (which I do).
How can I solve this?
